A major development project in Canberra's CBD is making headlines, and it's not without its share of surprises! Capital Property Group (CPG) has just revealed a significant shift in plans for the final building in their London Central precinct. Say goodbye to the proposed apartments and hotel, and hello to a purely commercial venture.

The 12-story building, located at 40 London Circuit, will be a bustling hub of retail, dining, and office spaces. With over 18,000 square meters dedicated to offices and more than 1600 sqm for retail, this project is set to transform the western end of the former courts' car park. But here's where it gets controversial—despite the ambitious scale, no major tenants have been announced yet.

CPG's CEO, Stephen Byron, expressed confidence in attracting a Commonwealth tenant, leveraging the company's experience and time in the market. The group has already submitted proposals for the main structure, which includes three connected office buildings and a separate six-story building at Knowles Place.

In a surprising twist, the new proposal integrates the building at 60 London Circuit, creating a unified design with a two-level podium and a concave structure overhanging the public plaza. This architectural marvel is expected to accommodate over 4000 workers across the two buildings.

The building's design is impressive, featuring a 10-level tower with a curved facade and a rectangular section. The ground floor retail space boasts a double height of 6.5 meters, and a gym and wellness center are planned for level one. The pedestrian plaza seamlessly connects to the courts precinct, offering a convenient and accessible experience.

Mirroring its neighboring building, this new addition will feature a central atrium and core design, ensuring ample natural light and panoramic views. But that's not all—it will also incorporate robust sustainability measures, meeting the Commonwealth's lease requirements with all-electric and net-zero carbon features, and impressive Green Star and NABERS ratings.

The development doesn't stop at the building's aesthetics and functionality. The works application also includes modifications to the existing 60 London Circuit and the basement, increasing active frontage and parking spaces, and making structural and service changes.
